Do you handle both residential and commercial projects?

Yes. We run dedicated crews for residential renovations and new builds as well as commercial tenant improvements, office build-outs, and multi-unit residential construction.

How much does drywall installation cost in the GTA?

In the Toronto and GTA market, drywall typically runs $1.50–$4.00 per square foot including materials and labour, with the final number depending on ceiling height, finish level, and site access. We provide an itemized quote after a site visit or drawing review.

Are you licensed and insured?

Yes. AP Constructions carries full liability insurance and WSIB coverage on every project, and our framing assemblies are built to Ontario Building Code requirements.

How do I get a quote?

Fill out the quote form on our Contact page or call us directly. For most projects we can provide a preliminary estimate within 48 hours and a detailed written quote after a site visit.

Do you offer warranties on your work?

Yes, every project is backed by a written workmanship warranty. Specific terms depend on the scope of work and are outlined in your project agreement.

Metal Framing

What's the difference between metal and wood stud framing?

Steel studs are dimensionally stable, non-combustible, and resistant to warping, rot and pests, which makes them the standard for commercial interiors and increasingly popular in residential renovations. Wood framing remains common in exterior residential walls; many projects use a hybrid of both.

Do you install fire-rated wall assemblies?

Yes. We build UL-listed and Ontario Building Code-compliant fire-rated steel stud assemblies for commercial partitions, corridors, and multi-unit residential separations.

Can metal framing support heavy fixtures like cabinetry or TVs?

Yes, with proper blocking. We install dedicated backing and heavier-gauge studs wherever fixtures, cabinetry, grab bars or wall-mounted equipment are specified.

Do you handle both structural and non-structural framing?

Yes. We install both load-bearing structural steel framing and non-structural interior partition framing, matching gauge and spacing to the engineered or code requirement for each application.

How long does a typical framing project take?

A standard residential basement or renovation framing package typically takes 3–7 working days; commercial tenant improvement framing depends on floor plate size but often runs 1–3 weeks for a full-floor build-out.

Insulation

Spray foam or batt insulation — which is better?

It depends on the application. Closed-cell spray foam offers a higher R-value per inch (roughly R-6 to R-7) and acts as its own air and vapour barrier, making it ideal for basements, rim joists and tight cavities. Batt insulation (fiberglass or mineral wool) is more cost-effective for standard open wall cavities and attics where proper installation can be achieved. We'll recommend the right approach — and sometimes a combination — for your project and budget.

What R-value do I need for my GTA home?

Ontario Building Code (SB-12) sets minimum insulation values by assembly type and climate zone for the GTA. We size insulation to meet or exceed code minimums and can advise on upgrades that improve comfort and lower heating costs beyond the minimum.

Is spray foam insulation safe once cured?

Yes. Once fully cured, spray foam is inert and stable. We follow manufacturer-specified cure and ventilation times before the space is closed in or occupied.

Do you insulate for soundproofing, not just temperature?

Yes. Acoustic mineral wool batts are commonly used in interior partition walls — between bedrooms, in home offices, or between commercial suites — to reduce sound transmission, independent of thermal performance.

Can insulation help with condensation and mould issues?

Properly installed insulation with a continuous air barrier, particularly closed-cell spray foam in below-grade applications, significantly reduces the condensation that leads to mould growth in wall cavities.

Drywall Installation

What's the difference between residential and commercial drywall?

The core material is often similar, but commercial projects more frequently require fire-rated (Type X) board, moisture-resistant board in wet areas, and assemblies engineered to specific fire and sound ratings called for by code and building specifications. Commercial schedules also tend to be tighter and phased around occupied spaces.

Should I repair or fully replace damaged drywall?

It depends on the extent and cause of damage. Small holes, dents and isolated cracks can typically be patched without replacing the whole section. Water-damaged, soft, sagging or actively leaking areas usually need the affected section cut out and replaced — repairing over an active moisture source just leads to the same problem reappearing. We assess this on-site before recommending a scope.

My ceiling has a popcorn texture with a water stain — repair or replace?

A dry, stable, stained popcorn ceiling can often be sealed and repainted. If the texture is sagging, flaking, or the board underneath is soft, that section needs to be cut out and replaced. Homes built before 1990 may have popcorn texture containing asbestos, so we recommend testing before any repair that disturbs the material.

How long does drywall installation take?

A standard room (10x12 ft) typically takes 1–2 days to hang and 2–4 additional days to tape, coat and sand depending on the finish level specified. Whole-basement or whole-home projects are scheduled based on square footage and crew size.

Do I need a permit for drywall work?

Cosmetic drywall repair or replacement generally does not require a permit. Framing new walls, altering fire separations, or finishing a basement into livable space typically does require a permit — we can advise on what applies to your specific project.

Drywall Taping & Finishing

What are drywall finish levels?

Drywall finishing is rated on a scale of Level 0 to Level 5. Level 0 is unfinished board; Level 1–2 suit areas that will be covered or hidden; Level 3 suits areas with heavier texture or wallcoverings; Level 4 is the standard for most painted residential and commercial walls; Level 5 is a full skim coat used where high-gloss paint, dramatic lighting, or a flawless architectural finish is specified.

Do I need a Level 5 finish in every room?

No — Level 5 adds cost and is typically reserved for rooms with bright, raking natural light, high-gloss or dark paint colours, or feature walls where any imperfection would be highly visible. Level 4 is the appropriate, cost-effective standard for the majority of residential and commercial spaces.

How do you prevent visible seams and nail pops?

Proper technique — correct fastener spacing, paper or mesh tape set without air bubbles, at least three coats of compound feathered progressively wider, and sanding under raking light — is what prevents seams and fastener pops from telegraphing through paint. This is where finishing crews' experience matters most.

Can you match texture on an existing wall or ceiling?

Yes. We can match orange peel, knockdown, and other common texture profiles when patching into an existing finished surface, and we always test-match on a discreet section before committing to the full repair.

Do you offer skim coating for renovation projects?

Yes. Skim coating (Level 5 finish) is available as a stand-alone service for renovation projects where existing walls need a flawless, paint-ready surface, not just new-build drywall.

Residential Construction

Can I stay in my home during a renovation?

In most cases, yes. We contain dust with plastic barriers and negative-air setups where needed, and sequence noisy framing and demolition work to minimize disruption. For whole-home renovations we'll talk through what's realistic before work begins.

Do I need a permit to finish my basement?

In most GTA municipalities, finishing a basement into livable space (adding a bedroom, bathroom, or secondary suite) requires a building permit, particularly for framing, electrical and egress window changes. We can advise on what applies to your specific project and municipality.

How long does a basement development take?

A standard basement development — framing, insulation, drywall and taping — typically runs 3 to 6 weeks depending on square footage, layout complexity, and whether a bathroom or kitchenette is included.

Do you work directly with homeowners, or only through general contractors?

Both. We take on projects directly from homeowners and also work as a specialty framing, insulation and drywall subcontractor for general contractors and renovation companies.

Can you match my project to a specific paint or lighting specification?

Yes. If your designer or paint supplier requires a particular drywall finish level (Level 4 or Level 5) to support the specified sheen or lighting plan, we'll finish to that standard and confirm it under raking light before we call the job complete.

Commercial Construction

Can you work around our lease or occupancy deadline?

Yes — lease-driven scheduling is standard for our commercial work. We build a schedule around your fixed opening or occupancy date and communicate early if any dependency puts that date at risk.

Do you install fire-rated and sound-rated assemblies?

Yes. We build UL-listed, Ontario Building Code-compliant fire-rated assemblies and acoustic-rated partition walls for commercial corridors, demising walls, and multi-unit residential separations.

Can you work in occupied buildings without disrupting tenants?

Yes. We regularly phase work in occupied office buildings, retail plazas and residential condominiums, using dust containment, defined noise windows, and floor-by-floor sequencing to minimize disruption.

Do you provide documentation for developer or property manager compliance files?

Yes. For multi-unit and developer projects we can provide photo documentation of framing, insulation and fire-rated assembly installation before drywall close-in, supporting your compliance and inspection records.

What size of commercial project do you take on?
